Maintenance Electrician (Commercial Building – Round-the-Clock Operations)
Department: Engineering / MEP / Facility Management
Reporting To: Facility Manager / MEP Manager
Job Purpose: To ensure the safe, reliable, and uninterrupted operation of all
electrical systems in the commercial building through preventive, predictive, and
breakdown maintenance on a 24x7 rotational shift basis. The Maintenance
Electrician is responsible for minimizing equipment downtime, ensuring statutory
compliance, and maintaining tenant satisfaction.
Required Qualifications: ITI in Electrician Trade (NCVT/SCVT). Valid Electrical
Wireman License (preferred).
Experience: Minimum 3–5 years of experience in commercial buildings, malls, IT
parks, hospitals, hotels, or corporate facilities.
Recommended salary in CTC: Rs. 28K-30K per month.
Key Responsibilities:
Operation & Aamp; Maintenance:
Monitor and operate HT/LT electrical systems, transformers, DG sets,
UPS systems, electrical panels, capacitor banks, and distribution boards.
Perform routine inspection and preventive maintenance of electrical installations.
Attend electrical breakdowns and restore power with minimum downtime.
Troubleshoot electrical faults in LT panels, DBs, MCCBs, MCBs, RCCBs,
and wiring systems.
Maintain electrical equipment as per preventive maintenance schedules.
Replace defective electrical components such as switches, sockets,
cables, contactors, relays, indicators, and fuses.
Carry out insulation resistance testing and continuity checks.
Ensure proper earthing and lightning protection systems are maintained.
Electrical Troubleshooting:
Diagnose and rectify faults in electrical panels, wiring, lighting circuits,
power sockets, motors, pumps, and control systems.
Restore electrical services with minimum downtime.
Replace defective electrical components such as MCCBs, MCBs,
contactors, relays, timers, switches, sockets, and lighting fixtures.
Power Distribution Systems:
Operate and monitor:
HT/LT Panels, Transformers, Diesel Generator (DG)
Sets, Automatic Transfer Switch (ATS)/AMF Panels, Capacitor Banks
(APFC Panels), Bus Ducts
Perform routine switching operations as instructed.
Monitor electrical load distribution and report abnormalities.
Generator & Power Backup Systems:
Operate Diesel Generator (DG) sets during power failures.
Perform routine checks of DG sets, fuel levels, battery health, coolant,
lubricating oil, and alarms.
Coordinate with AMC vendors for scheduled maintenance.
UPS and Battery Systems:
Monitor UPS systems and battery banks.
Record input/output voltage, battery voltage, alarms, and load status.
Report abnormalities immediately.
Lighting Maintenance:
Maintain indoor, outdoor, emergency, façade, landscape, basement, and
common area lighting.
Replace lamps, LED fittings, drivers, ballasts, and lighting accessories.
Ensure emergency lighting is functional.
HVAC Electrical Support:
Attend electrical issues related to:
Air Handling Units (AHUs)
Fresh Air Units (FAUs)
Ventilation Fans
Exhaust Fans
Split AC Units
Chillers and Pumps (electrical support)
Water Supply & Pump Systems: Operate and maintain electrical controls for
Borewell Pumps
Domestic Water Pumps
Transfer Pumps
STP Pumps
WTP Pumps
Sump Pumps
Dewatering Pumps
Preventive Maintenance:
Execute preventive maintenance schedules as per the annual
maintenance plan.
Clean and tighten electrical panel connections.
Test protective devices and electrical safety equipment.
Prepare maintenance reports after completion.
Documentation:
Maintain shift logbooks.
Record electrical parameters.
Prepare daily maintenance reports.
Update preventive maintenance records.
Maintain equipment history cards.
Record meter readings and utility consumption.
Vendor Coordination;
Assist AMC contractors during maintenance activities.
Verify work completion.
Monitor contractor compliance with safety procedures.
Shift Requirements:
Willingness to work on a 24x7 rotational shift basis, including: Morning
Shift, Evening Shift, Night Shift
Availability on weekends and public holidays as per duty roster.
Attend emergency call-outs whenever required.
Emergency Response:
Attend emergency electrical failures at any time.
Support evacuation during emergencies.
Restore services after incidents.
Remain available for emergency call-outs
during duty hours.
