We are looking for an experienced PMC Project Manager with 15+ years of experience in managing large-scale construction projects from the Client/PMC side.The candidate will act as the Client's representative and overall project delivery lead, providing independent oversight and management of the project across time, cost, quality, safety, contracts, procurement, design coordination and construction.
The position is suitable for candidates with experience in major residential, commercial, hospital, hotel, institutional or mixed-use developments in Bangalore or similar major markets.
The Project Manager will be responsible for ensuring that the project is delivered in accordance with the Client's objectives, approved budget, programme, design intent, quality standards and contractual requirements.
The candidate must be capable of managing large contractors and multiple consultants and should have sufficient technical, commercial and contractual knowledge to challenge, guide and control contractor performance on behalf of the Client.

2. Primary Role – Client Representative
The PMC Project Manager shall function as the single-point project delivery lead for the PMC, representing the Client's interests at site.
Key responsibilities include:
- Provide overall leadership to the PMC project team.
- Act as the primary interface between the Client, PMC, consultants and contractors.
- Establish project management and governance systems.
- Ensure that project objectives are clearly communicated to all stakeholders.
- Monitor and control contractor performance against contractual obligations.
- Identify project risks and recommend appropriate mitigation measures.
- Provide independent advice to the Client on project progress, risks, costs, delays and contractual matters.
- Ensure that all major project decisions are supported by appropriate technical, commercial and schedule analysis.
- Maintain complete transparency in reporting project status to the Client.
- Ensure that the Client's interests are protected throughout the project lifecycle.
3. Project Planning & Schedule Management
The Project Manager shall provide overall leadership for project planning and programme control.
Responsibilities include:
- Review and approve the overall Project Master Programme prepared by the Planning team.
- Review contractor baseline programmes and detailed L2/L3/L4 schedules.
- Ensure alignment between design, procurement, construction, testing and commissioning schedules.
- Monitor actual progress against the approved baseline.
- Identify critical path and near-critical activities.
- Monitor achievement of contractual and project milestones.
- Review contractor look-ahead programmes and recovery schedules.
- Challenge unrealistic contractor programmes and claimed progress.
- Review the impact of design changes, approvals, procurement and site constraints on the programme.
- Ensure timely implementation of recovery and mitigation measures.
- Review and advise the Client on potential Extension of Time claims.
- Coordinate delay analysis and schedule impact assessments.
- Ensure that project completion forecasts are realistic and evidence-based.
4. Construction Management
- Provide overall supervision and management of construction activities through the PMC team.
- Ensure that contractors execute works in accordance with approved drawings, specifications, method statements and contracts.
- Monitor construction methodology and sequencing.
- Ensure adequate deployment of manpower, plant, equipment and materials.
- Monitor productivity and identify underperformance.
- Coordinate civil, structural, architectural, MEP, façade, interiors, landscape and external development works.
- Manage interfaces between various contractors and packages.
- Identify construction constraints and coordinate timely resolution.
- Ensure that site activities are properly coordinated to avoid rework and disruption.
- Monitor construction quality and progress through regular site inspections and reviews.
- Ensure timely escalation of critical issues to the Client.
5. Contractor Management
A key responsibility of the PMC Project Manager will be to manage and control contractor performance on behalf of the Client.
The candidate shall:
- Review contractor mobilisation and resource deployment.
- Monitor manpower, plant, equipment and material availability.
- Assess contractor productivity and performance.
- Conduct regular contractor performance reviews.
- Establish clear performance expectations and corrective actions.
- Issue/coordinate appropriate contractual communications through the PMC.
- Challenge contractor delays, inadequate resources and poor productivity.
- Review contractor recovery plans.
- Monitor compliance with contractual milestones.
- Recommend appropriate contractual remedies in case of persistent underperformance.
- Ensure that contractor commitments made during progress meetings are tracked and closed.
- Maintain proper records of contractor performance, delays and non-compliances.
6. Contract Administration & Claims Management
The Project Manager shall provide strong oversight of contract administration and claims.
Responsibilities include:
- Review construction contracts and understand key commercial and contractual obligations.
- Ensure that PMC teams monitor contractor compliance with contractual requirements.
- Review contractor notices, claims, variations and EOT submissions.
- Coordinate with the QS/Commercial Manager for evaluation of variations and claims.
- Ensure timely assessment of additional cost and time implications.
- Review contractual entitlement and supporting documentation.
- Ensure proper recording of delay events and Client/contractor responsibilities.
- Coordinate preparation of recommendations to the Client.
- Protect the Client from unjustified claims and cost escalation.
- Ensure that contractual correspondence is properly documented.
- Assist in dispute avoidance and resolution.
Working knowledge of FIDIC, EPC, Design & Build and Item Rate contracts is preferred.
7. Cost Management
The PMC Project Manager shall provide overall oversight of project cost control.
Responsibilities include:
- Monitor project cost against the approved budget.
- Review cost reports prepared by the commercial/QS team.
- Monitor committed, certified, actual and forecast expenditure.
- Review variations and change orders.
- Assess cost impact of design changes and Client instructions.
- Monitor potential cost overruns.
- Review contractor claims and commercial submissions.
- Ensure appropriate approvals are obtained for variations.
- Monitor project contingency and risk allowances.
- Provide the Client with an independent assessment of the forecast final cost.
- Ensure cost and programme implications are considered before recommending major changes.
8. Design Management
- Coordinate with architects, structural consultants, MEP consultants and specialist consultants.
- Monitor design deliverables against the construction programme.
- Ensure timely release of Good for Construction drawings.
- Identify design gaps and interface issues.
- Ensure timely closure of RFIs and technical queries.
- Coordinate design reviews and constructability reviews.
- Monitor design changes and assess their impact on cost and programme.
- Coordinate BIM/clash detection processes where applicable.
- Ensure that construction does not proceed based on incomplete or unapproved information.
- Maintain a design deliverables and approval tracker.
9. Procurement Management
- Review and monitor the project procurement strategy.
- Ensure procurement schedules are aligned with the master programme.
- Monitor long-lead items and critical equipment.
- Review vendor approval and material submittal processes.
- Monitor procurement risks and potential delays.
- Ensure timely release of purchase orders and subcontract packages.
- Coordinate procurement with design and construction requirements.
- Escalate procurement issues that could affect project milestones.
- Monitor delivery of critical materials and equipment to site.
10. Quality Management
The PMC Project Manager shall ensure that the Client's quality objectives are achieved.
Responsibilities include:
- Implement and monitor the Project Quality Management Plan.
- Review contractor quality plans and inspection procedures.
- Monitor compliance with project specifications and approved materials.
- Ensure inspection and testing procedures are followed.
- Review quality audits and inspection reports.
- Monitor NCRs, observations and corrective actions.
- Identify recurring quality issues and implement preventive measures.
- Ensure appropriate mock-ups and benchmark samples are approved.
- Monitor workmanship and finishing standards.
- Ensure quality documentation is complete for project handover.
11. Health, Safety & Environment
- Provide leadership to ensure a strong project safety culture.
- Monitor contractor compliance with HSE requirements.
- Review contractor HSE plans and performance.
- Ensure regular safety audits and inspections.
- Monitor high-risk construction activities.
- Ensure timely closure of safety observations.
- Escalate serious safety violations to the Client.
- Promote a zero-incident / zero-tolerance approach to unsafe practices.
- Ensure environmental and statutory requirements are complied with.
12. Risk Management
The Project Manager shall lead the PMC's project risk-management process.
Responsibilities include:
- Establish and maintain the Project Risk Register.

Ensure that the PMC project controls system provides the Client with an accurate and timely view of project performance.

14. Client Reporting & Stakeholder Management
- Act as the primary PMC interface with the Client.
- Conduct weekly and monthly project review meetings.
- Prepare management-level project reports.
- Present project status, key risks, delays and commercial issues to senior Client management.
- Provide clear recommendations and alternative solutions.
- Ensure timely escalation of critical decisions.
- Manage expectations of Client, consultants and contractors.
- Maintain transparent and professional communication with all stakeholders.
- Ensure that decisions and commitments are properly recorded and followed through.
15. Testing, Commissioning & Handover
- Develop and monitor the overall testing and commissioning strategy.
- Coordinate commissioning of MEP and specialist systems.
- Monitor statutory inspections and approvals.
- Coordinate snagging and de-snagging activities.
- Monitor completion of all works against the approved scope.
- Ensure as-built drawings and O&M manuals are completed.
- Ensure warranties, test certificates and statutory documentation are compiled.
- Coordinate final handover to the Client.
- Ensure smooth transition from construction to operations.
16. PMC Team Leadership
The Project Manager will lead and coordinate the PMC team, which may include:
- Planning Engineer
- Civil/Structural Engineers
- Architectural/Finishes Engineers
- MEP Engineers
- QA/QC Engineers
- Safety Engineers
- QS/Commercial Manager
- Contracts/Claims personnel
- Procurement specialists
- Document Controllers
- Other specialist consultants
Responsibilities include:
- Define roles and responsibilities.
- Establish reporting structures.

17. Authority & Decision-Making
The candidate should have the maturity to distinguish between matters that can be resolved at project level and those requiring Client approval.
The Project Manager shall:
- Provide technical and commercial recommendations to the Client.
- Recommend acceptance/rejection of contractor submissions.
- Recommend corrective measures for contractor underperformance.
- Recommend recovery strategies.
- Recommend variations and change orders based on technical/commercial evaluation.
- Recommend contractual action where justified.
- Escalate matters requiring Client approval with clear options and implications.
The role is primarily one of independent review, management and recommendation on behalf of the Client, rather than routine contractor supervision.
18. Educational Qualification
Mandatory
- B.E./B.Tech in Civil Engineering from a recognised institution.
Preferred
- M.Tech / MBA / Post Graduate qualification in Construction or Project Management.
- PMP / PMI / RICS or equivalent professional certification is an advantage.
19. Experience Requirements
- 15+ years of total experience in construction/project management.
- Minimum 8–10 years in Project Manager / Senior Project Manager / Construction Manager / PMC leadership roles preferred.
- Demonstrated experience in managing large-scale building projects.
- Strong Client/PMC-side experience preferred.
- Experience managing multiple contractors and consultants.
- Experience in large and complex projects with significant civil, architectural, MEP and specialist interfaces.

23. Ideal Candidate Profile
The ideal candidate will be a senior construction professional with strong PMC/Client-side experience, capable of independently managing the delivery of a major project and providing objective advice to the Client.
He/she should be able to move beyond routine supervision and provide strategic project leadership, with a strong understanding of:
Programme + Cost + Quality + Safety + Contracts + Claims + Procurement + Design + Construction
The candidate should be comfortable challenging major contractors such as L&T, Shapoorji Pallonji, Tata Projects, NCC, Afcons or equivalent, while maintaining a professional and collaborative relationship.
The successful candidate should be able to look at a project from the Client's overall perspective, identify the root cause of problems, quantify their impact, recommend corrective action and drive the project team and contractors towards achieving the agreed project objectives.

The role requires full-time presence at the project site with regular interaction with the Client, consultants, contractors, vendors and other project stakeholders.
