AutoCAD Draughtsman

Job Overview

We are seeking an experienced and detail-oriented CAD Designer (CMDA & DTCP Approvals) to join our team. The successful candidate will be responsible for creating, modifying, and finalizing architectural and structural drawings strictly adhering to the Directorate of Town and Country Planning (DTCP) and Chennai Metropolitan Development Authority (CMDA) norms. You will manage the entire technical documentation process required for swift statutory approvals.

Drafting & Technical Design

• Develop Detailed Plans: Create accurate 2D site layouts, floor plans, elevations, sections, and structural details using AutoCAD.
• Incorporate Land Data: Digitise and integrate Field Measurement Book (FMB) sketches, Patta documents, and Topo surveys into master layouts.
• Pre-DCR Formatting: Format and layer CAD drawings using Pre-DCR software to ensure compatibility with automated government portal scrutiny.

2. Regulatory Compliance

• Enforce Building Codes: Apply Tamil Nadu Combined Development and Building Rules (TNCDBR) parameters to all designs.
• Calculate Metrics: Verify exact calculations for Floor Space Index (FSI), plot coverage, setback violations, OSR (Open Space Reservation), and parking requirements.
• Zoning Verification: Cross-check master plans against local master plans, land-use zoning maps, and coastal regulation zones (CRZ).

3. Liaison & Documentation

• Portal Management: Upload, track, and manage online applications through the Single Window Portal (TNOBPAS).
• Document Compilation: Assemble all necessary technical annexures, ownership documents, and deviation clearance certificates.
• Site Inspections: Coordinate with site surveyors and liaise with local body engineers during physical site verifications.

Education & Experience

• Education: Diploma or Bachelor’s Degree in Civil Engineering, Architecture, or Town Planning.
• Experience: 3 to 7 years of proven experience exclusively handling government approval drawings in Tamil Nadu.
